Listing a piece of property and putting it in the MLS is what every agent can do. If you want to build a successful real estate career, you will want to stand out in your community as someone who specializes in the marketing of your properties.
Here are five simple tips to help you get started:
1. Marketing To Agents
If you want to gain the edge in the selling of your properties, you must focus on marketing them to local agents. The more agents that are familiar with your properties, the more likely they are to show them. Have an open house for each new property you put on the market and have something special for the agents who come. Be creative and look at the options available to you to market your properties to the agents in the area.
2. Market to Buyers
Where are your ideal target buyers looking when trying to find properties like those you sell? What real estate publications are available to buyers in the area? When you are aggressive in the marketing of your properties, not only are your odds of selling them increased, but you can also use your marketing to show future sellers the type of marketing you do. While many properties sell as a result of their listing in the MLS, sellers are looking for agents who are going to market their properties.
3. Quality Photos
As part of your marketing campaign, you will want to make sure that photographs taken of the property show off it’s unique features. The more photos, the better! Proper lighting is essential in taking the right photographs. You may even want to consider hiring a professional photographer to take the photos.
4. Proper Staging
Properly staging a property is always important. The property should be clean and orderly. Excess clutter should be removed. Spending a small amount of money cleaning up a property and preparing it for sale will not only yield a higher sales price, but it can also reduce its time on the market.
Your relationship with local agents will play a key role in your long-term success. When they have multiple properties to show and see your name as the listing agent, if they have a relationship with you, they will be more likely to show your property. When you go to functions with other real estate agents, be intentional about meeting new agents and showing an interest in them.
